Garage Door & Entry Gate Painting in Hialeah, FL

A garage door and entry gate are the two most visible exterior elements after the front door - and the two that fail paint first. South Florida sun strips color faster on horizontal panels and ornamental ironwork than on stucco walls. Salt air on coastal homes corrodes hardware and rusts under existing paint until it bleeds through the surface.

Technical Details

Garage Door and Gate Painting Technical Details Worth Knowing

Below is the technical depth that separates a finish that holds for a decade from one that rusts through in two.

Zinc-rich primer on metal substrates

Steel and iron substrates need rust-blocking primer that contains metallic zinc - the zinc particles sacrifice themselves galvanically before the underlying steel can rust. Cheap latex primer over metal forms a film but doesn't stop oxidation chemically. Zinc-rich primer (Rust-Oleum Zinc Clad, SW Pro Industrial Pro-Cryl, or equivalent) is the right product on every metal gate and steel garage door.

DTM (direct-to-metal) coating technology

DTM coatings are formulated for metal substrates - they bond directly to clean metal without a separate primer in some cases, and they flex with metal expansion/contraction without cracking. SW DTM Acrylic and Pro Industrial Multi-Surface are our defaults. Standard wall paint applied to metal cracks at the panel seams within 18 months because it can't flex with the metal.

Rust treatment - wire brush vs chemical

Surface rust: hand-wire-brush or sand to bare metal, then prime. Pitted rust or rust scale: chemical rust converter (phosphoric acid-based) chemically converts iron oxide to iron phosphate, then prime. Heavy rust through-and-through: substrate replacement, not repair. We assess and choose the right approach at the walk.

Wrought iron brush technique

Wrought iron with scrollwork detail can't be rolled - rollers cover the front faces but miss the back sides and intricate detail. Specialty angle brushes 1 to 1.5 inches wide, plus detail brushes for inside-curve work, are the only way to get full coverage. Time-consuming compared to spraying but spray overspray on iron gates often ends up on adjacent stucco walls and landscaping.

Garage door panel sequencing

Garage doors have horizontal panel seams that need clean paint lines. We paint top panel down so drips from upper panels can be brushed into lower panels before drying. Seams masked carefully and painted as a continuous surface. Brush + roll method gives smoother finish than spray on garage doors because spray overspray ends up on hardware and tracks.

Fiberglass garage door spec

Fiberglass-faced garage doors need an adhesion-promoting primer designed for slick substrates - standard wood-trim primer fails on fiberglass within months. Bonding primers like Zinsser BIN, SW Multi-Purpose Bonding, or Rust-Oleum Bonding Primer give the topcoat something to grip. We choose per manufacturer guidance on the specific door.

Local Conditions

Local Conditions That Drive Garage Door and Gate Paint Failure

South Florida is one of the most aggressive metal-coating environments in the country. The seven items below come up on most projects.

South Florida sun on south-facing garage doors

Direct UV on a south- or west-facing garage door breaks down standard exterior pigments faster than any wall surface. Deep colors (navy, deep red, charcoal) fade first. UV-stable acrylic urethane or alkyd-modified topcoats hold color for five to seven years on direct-sun surfaces.

Salt-air corrosion on coastal hardware

Coral Gables waterfront, Coconut Grove, Key Biscayne, Surfside homes within five miles of the coast see hinges, knobs, and decorative hardware corrode within months of standard repaint. Stainless or solid-brass hardware upgrades during refinish are worth the cost.

Hurricane wind on entry gates

Tropical storm and hurricane winds put pressure on entry gates that other regions don't see. Gates that aren't properly anchored bend at the hinge during storms; paint flexes and cracks at the stress points. We don't fix structural issues but we do inspect for them.

Wrought iron Mediterranean Revival pattern in Coral Gables

Coral Gables, Coconut Grove, and older Miami Beach homes often have ornate wrought iron entry gates with scrollwork detail. These need hand-brushed refinishing with rust-blocking primer at every weld point - rollers miss the welds, and skipped welds bleed rust within a year.

Rebar corrosion in older garage door frames

Older Hialeah and Hialeah Gardens homes with concrete garage door frames sometimes show rebar corrosion at the frame edge that bleeds rust onto the garage door paint. We treat the frame rebar first if visible, then paint.

HOA gate color rules in Doral and Kendall

Many Doral, Kendall, and gated-community HOAs require gate color approval. We help submit color samples or sample-painted hardware to the architectural review board on request.

Bilingual project communication

Three of every four inbound calls in Spanish. Walk-around, estimate, color selection, HOA submission all available in Spanish on request.

FAQ

Common Questions About Garage Door and Gate Painting

How much does it cost to paint a garage door in Hialeah?
Single-bay refresh: $285-$525. Double-bay refresh: $425-$775. Strip-and-repaint scope: $525-$925 single, $850-$1,450 double. Final price from a free walk-around.
How much does entry gate painting cost?
Pedestrian gate refresh: $225-$485. Driveway double-swing gate: $650-$1,650. Sliding cantilever gate: $850-$2,400. Wrought iron detail work priced per spindle or panel.
How long does a garage door painting project take?
Single garage door: half-day plus overnight cure. Double-bay door: one day plus cure. Entry gate refinish: 1-2 days depending on size and detail. Strip-and-repaint adds a day.
Can you paint my wrought iron gate?
Yes - rust-blocking zinc primer plus DTM topcoat. Hand-brushed detail work on every spindle, scroll, and weld. Standard wall paint on iron gates fails within 18 months; we use the right products.
Do you treat rust before painting?
Yes - rust treatment is included in standard scope. Surface rust hand-wire-brushed to bare metal. Pitted rust gets a chemical rust converter. Heavy rust through-and-through gets a substrate replacement conversation.
Will the new paint hold up in salt air on my coastal home?
Yes with proper spec - UV-stable acrylic urethane or alkyd-modified DTM topcoat plus zinc-rich primer. Stainless or brass hardware upgrade recommended on coastal homes. Standard wall paint will not hold up.
Can you change my garage door color?
Yes. Color change adds tinted primer step and may need a third coat on deep colors. Common upgrades: matte black, dark bronze, charcoal, deep navy.
Do you remove hardware before painting?
Yes - hardware off and bagged with location labels. We don't paint around hardware - that leaves sloppy lines and trapped paint on knobs and hinges. Hardware reinstalled after cure.
Will you replace damaged hardware or weatherstrip?
We install replacement hardware you supply ($5-$15 per piece plus hardware cost). Weatherstrip replacement on garage doors: $45-$95 per door. Hinge replacement on gates: $18-$45 per hinge.
What's the warranty?
Workmanship warranty covers our prep, primer, and topcoat application. Manufacturer warranty pass-through on SW Pro Industrial, DTM Acrylic, and equivalent product lines per manufacturer terms. Customer-supplied paint: no warranty.
