Vinicio Nunez came to Miami from Cuba, picked up a brush, and learned the trade the hard way — no mentor, no shortcuts, one job at a time. He filed Vinicio Painting Corp in 1999 because he was tired of crews that cut prep corners and disappeared on warranty calls. The first big jobs were exterior repaints on Miami Beach high-rises — work that taught him swing-stage discipline, salt-air paint chemistry, and how to read a stucco wall in tropical weather.

Twenty-five years later, his son Yohan runs the day-to-day. Same neighborhood, same family, same standard — the only real change is that Yohan is the one walking your property now and signing the contract. What hasn't changed is the rule the family worked under from day one: we don't put a finish on a wall we wouldn't put on our own home.

What to Ask Any Miami-Dade Painting Contractor Before You Hire

Seven questions every Florida homeowner should ask before signing a paint contract — whether you hire us or anyone else. Print this. Use it.

Can I verify your Florida painting license?

Ask for the license number and qualifier's name; look it up on the DBPR site. Florida painting licenses are required for commercial work over $1,000 in most counties — Miami-Dade included. If they hesitate, walk.

Can you send a current Certificate of Insurance?

Ask for general liability and workers' comp; for commercial or HOA work, the umbrella policy too. Owner-exempt comp is legal for the owner — it's not coverage for the crew. The COI should list a current carrier with effective dates.

Will the same crew be on the job start to finish?

Most paint failures trace to crew rotation — the prep crew leaves before the topcoat crew arrives and details get lost. Ask if the foreman walking your estimate will be on site. Get the name in writing if you can.

Is the estimate itemized — and is brand spec named?

Verbal estimates bind nobody. Itemized written estimates with named spec (Emerald, Loxon, Conflex, Aura, etc.) bind both parties. If it says “high-quality paint” without a product, you've signed up for the cheapest option that fits the budget.

What's the workmanship warranty — separate from the manufacturer's?

Workmanship warranty covers prep, application, and finish — what the contractor controls. Manufacturer warranty covers the paint and only kicks in when applied to spec. Ask for both, in writing.

What if we find hidden rot or substrate damage during prep?

A contractor with no plan will hide it under paint (you'll see it in 18 months) or charge a panic change order. Ask how they document it, how they price it, and whether they require your approval before any change-order work begins.

When and how do I pay?

Florida-honest painters take a reasonable deposit (often ~30%) at signing, progress draws on larger commercial jobs, and the balance at completion. Anyone demanding the balance before the punch list is closed is one to walk away from.

It depends on the square footage, the substrate, and the spec. As a reference, an average single-story stucco home typically runs $3,200-$4,500; a larger or two-story home with elastomeric coating can run higher. We quote written estimates after a free walk-through — no upfront commitment.
Do you offer 24-hour emergency service?
No. We answer the phone during business hours, Mon–Sun, 8 a.m.–9 p.m. Painting and waterproofing are scoped work, not emergency dispatch. If you have storm or water damage, contact a restoration company first; we'll handle the paint and stucco repair after the substrate is dry.
Are you licensed and insured?

Do you do free estimates?

Do you work on older Hialeah homes with lead paint?
Hialeah and Hialeah Gardens have heavy pre-1978 housing stock. If your home was built before 1978, federal EPA RRP rules apply for work that disturbs more than six square feet indoors or 20 square feet outdoors. We follow lead-safe practices on all pre-1978 homes. EPA RRP firm certification is in progress - contact us for current status.
Do you offer financing?
We're in the process of activating Synchrony financing — not live yet. When it launches we'll publish terms here. For now: credit card (Visa, Mastercard, Amex, Discover), ACH, check, cash, and Zelle. Commercial customers run on Net-30.
Do you take HOA, multifamily, and condo work?
Yes. We handle HOA repaints, multifamily exterior recoats, condo tower exteriors, and commercial property maintenance. Yohan walks the bid himself; we handle board-approval color workflows, building-by-building phasing, and resident notice protocols.
Can you do high-rise tower painting?
Yes. Real experience on luxury beachfront towers in Miami Beach and Surfside. Swing stage and boom lift access. Salt-air exterior coatings spec.
What's your warranty?
Workmanship warranty covers our prep and application. Manufacturer warranty pass-through applies on Sherwin-Williams Emerald and equivalent product lines. If you supply the paint yourself, there's no warranty on our end and no manufacturer warranty, because we can't verify supply-chain handling.
Do you pull permits when required?
Yes — when permits are required for the scope (concrete restoration, 40-year recertification, waterproofing on structural work, large commercial scope), we pull them. We'll flag permit requirements at the estimate stage so there are no surprises.
Do you work with insurance claims after storm or water damage?
No. We don't handle insurance claim coordination, public adjusters, or assignment of benefits. Once your insurance settles and the substrate is dry, we're ready to paint and patch. We can refer you to a restoration partner if needed.
How do I know if I need a full repaint or just a touch-up?
It depends on the substrate, the prior coat's age, the type of failure (UV fade vs. peeling vs. cracking), and how long you want before the next cycle. Touch-ups make sense for isolated issues with three+ good years left; full repaints when failure is system-wide or past warranty age. Yohan will tell you the truth at the walk-through — no upsell, no pressure.
